GURGAON


 

Gurgaon is called the "Commercial Real Estate Location" of the NCR. Furthermore this posh location is also the second largest business hub in the country after Mumbai. The Delhi - Gurgaon border is one of the areas near airport

 

Roughly 200 of the "Fortune 500" companies have presence in this posh location. The new real estate development in the city has reached to such a level that no longer do Nri's prefer to live or invest only in Delhi's guarded neighborhood colonies

 

Quality of living & security in this posh location is of very high standards as compared to colonies & areas of other nearby towns like Noida. This was possible because the Haryana government sold most of the land to private builders since 1990 as compared to Delhi colonies, where till recently, government authorities had a monopoly in property & real estate development. Private builders are building new world class property with adequate car parking, security, water supply, electricity or power backup in Gurgaon guarded neighborhood locations

 

With the scheduled arrival of Metro in March 2010 & completion of an eight lane toll expressway till Manesar, the transport situation will surely improve dramatically

 


NEW DELHI


 

New Delhi is the capital of the country & the second largest city after Mumbai. The metro city with the largest number of automobiles, has however regrettably become polluted, over populated, power-strapped & conjusted off late in contrast to Gurgaon and Noida. Unfortunately barring South Delhi colonies, this metro comprises of by and large an uncivilised society

 

80% of the properties have been developed & maintained by the government owned real estate builders like DDA, CPWD, NDMC or MCD which have converted the neighborhoods into an urban slum with their 3rd grade security, property construction, planning, properties development & maintenance. Only recently, private builders have been allowed to develop new guarded neighborhoods having electricity or power backup, security & reserved car parking in Delhi. But since there is hardly any land left (in the South Zone location), its too late unfortunately

 


NOIDA


   

Noida is also a part of the NCR, only about 15 Kms. away from Connaught Place. The eight lane Toll Bridge has further reduced the distance, time & cost of commuting to & fro this new metro neighborhood

 

On the same lines as Gurgaon, some large IT big wigs have started setting up their establishments in this posh location. This happening city enjoys excellent connectivity with India Gate and Central Delhi colonies & areas, which makes it an attractive property location for private builders & media channels

 

Just like New Delhi, most of the property development is undertaken and maintained by the U.P. government owned "Noida Authority" in this city till now, but recently the local government has started selling land to private builders too. Properties are in demand in all the industrial locations & new real estate sectors, extending right uptil Greater Noida area


Neither car parking or water supply is as scarce nor are the roads as conjusted as compared to Delhi colonies. Being far from the airport is a bit of a handicap that the city has to live with. In general Noida properties builders are not as high class as those in Gurgaon but slowly things are moving for the positive. However the Metro Rail has arrived in this location finally
